NOTICE OF PUBLIC HEARING 

PLEASE TAKE NOTICE that the Zoning Board of Appeals of the Village of Bellport will hold a public hearing on August 16, 2018 at 7:00 pm at the Bellport Community Center located at 4 Bell St., Bellport, New York to consider the following application:

Nancy Norman, 2 Woodland Park Road, Bellport, NY seeks the following variances for a proposed 25 foot, 2 ¾ inch x 12 foot 6 inch, attached carport on the north side of an existing single family dwelling:

Sec. 21-264. – Height.

The height requirements in a Residence B District shall be the same as in the Residence A District, as set forth in section 21-218 of this chapter.

Sec. 21-218. – Height (Pyramid Law).

In the Residence A District no building hereinafter constructed, erected or altered shall exceed thirty-two (32) feet in height, and must be set back from all property lines so that the height of any point of the building is not greater than the horizontal distance of the point from the nearest property line to the building or structure at that location or protrude through a diagonal line formed by a forty-five-degree pyramid angle from all property lines.

Proposed: Carport will encroach 22.1 square feet (540 cubic feet) into the pyramid.

Sec. 21-267. – Side yards.

In the Residence B District, there shall be two (2) side yards, one on each side of the building, the total width of both to be not less than forty (40) feet and no one side yard being less than fifteen (15) feet in width.

Proposed: Carport to be located 5 feet 2 inches from north side property line; total width of both side yards to be 22.7 feet

Sec. 21-271. – Building area.

(a)  Main building and accessory buildings: In the Residence B District the maximum total building area for the main building and all accessory buildings shall not exceed twenty (20) percent of the total lot area.

Proposed: Lot coverage of 22.1%

All persons with an interest may attend and will be heard.  The Community Center is handicapped accessible. The Suffolk County Tax Map number is 0202-5-1-32.

NOTICE OF PUBLIC HEARING

PLEASE TAKE NOTICE that the Zoning Board of Appeals of the Village of Bellport will hold a public hearing on August 16, 2018 at 7:00 pm at the Bellport Community Center located at 4 Bell St., Bellport, New York to consider the following application:

 Brian Ursino, 4 Gerard Street, Bellport, NY seeks the following variances to add basement window wells and a rear basement entrance to an addition to an existing dwelling, and construct a 12 foot x 20 foot shed in a rear yard:

Sec. 21-221. – Side yards.

In the Residence A District, there shall be two (2) side yards, one on each side of the building, the total width of both to be not less than sixty (60) feet, and no one side shall be less than twenty (20) feet in width.

Proposed: Basement window wells located 17.4 feet from the side yard lot line

Sec. 21-222. – Rear yard.

In the Residence A District, there shall be rear yard having a minimum depth of sixty (60) feet.

Proposed: Rear basement entrance located 50.7 feet from rear yard property line

Sec. 21-226. – Accessory buildings and structures.

(a)   In the Residence A District all accessory building shall be located in the rear yard of a lot. No accessory building shall exceed fifteen (15) feet in height and must be set back at least fifteen (15) feet from any property line. On corner lots or through lots the accessory building must be set back at least fifty (50) feet from the lot line abutting a street.

Proposed: 16.5 foot high shed located 12 feet from rear yard property line

NOTICE OF PUBLIC HEARING

PLEASE TAKE NOTICE that the Zoning Board of Appeals of the Village of Bellport will hold a public hearing on August 16, 2018 at 7:00 pm at the Bellport Community Center located at 4 Bell St., Bellport, New York to consider the following application:

 Daniel & Meredith Guiffreda are seeking the following variances to install a second curb cut and driveway in the rear of his property;

Sec. 21-410. – Driveways and curb cuts.

(b)   No privately owned property shall have more than one curb cut or driveway connecting the privately owned property to a village street.

(d)   All driveways and or curb cuts shall not be located any closer than ten (10) feet to any side yard lot line in the Residence A and AA zones and seven and one-half (7½) feet to any side yard lot line in all other zoning districts.

Proposed: Second curb cut and driveway located 2.5 feet from property line

All persons with an interest may attend and will be heard.  The Community Center is handicapped accessible. The Suffolk County Tax Map number is 0202-4-5-5.
